We a Landlord's Agent and represent the property owner.
Applicants are considered a "Customer".

Rental Application Criteria.
1. An application is required for each occupant who is (18 years old or older). No co-signors. Portable background
reports to be used, if they meet the applicable standards.
2. Applicant's will be required to provide a valid copy of your drivers license, State ID or other US Govt ID.
3. Applicant(s) must earn a gross monthly income of at least 2 times their portion of the rent for the prior year.
4. The applicant must have satisfactory credit background and/or provide satisfactory rental references for 2 years.
5. Applicant must have satisfactory criminal background.
6. No smoking, MMJ or Vape to be used on the property.
7. There is no material misstatement of information on the rental application.
8. Any ESA recommendation must from a medical provider, licensed in the State of Colorado.
9. Applications are processed after each Open House Showing, on a first come, first service basis.
10. Applications that are incomplete; will not be processed.
11 Upon approval, the applicant must pay the security deposit, lease administration fee of $200 and sign lease.
